This is an estimate, not a quotation or financial advice. Lenders calculate interest and fees differently. Valuation, legal, administration and other transaction costs are not included.

How the estimate works

A clear view of the likely facility and cost

The net amount is the cash available after the deductions modelled here. Arrangement and broker fees are calculated as percentages of the opening gross loan and deducted from the advance. Retained interest is also deducted at completion. With serviced interest, interest is paid monthly. Rolled interest compounds monthly and is added to the end balance.

The exit fee is calculated against the opening gross loan and paid on repayment. All estimates assume the full term runs and the property value stays unchanged. Existing mortgage balances are not included. Lenders may use different fee bases, minimum interest periods or daily calculations. Read how to find and compare UK bridging loan lenders.

Worked example

A £250,000 net bridging loan over 12 months

For a property worth £400,000 at an illustrative 0.85% per month with a 2% arrangement fee and no broker or exit fee, retained interest gives an opening gross loan of approximately £284,738. The fee is £5,695 and retained interest is £29,043. Deducting both leaves £250,000 available. Opening and end balance LTV are 71.2%.

Using serviced interest with the same figures gives an opening gross loan of approximately £255,102 and monthly interest of £2,168. With monthly compounded rolled interest, the opening loan is also £255,102 but the end balance is approximately £282,374. End balance LTV rises from 63.8% to 70.6%.

Common questions

Bridging loan costs and repayments

What is the difference between a net and gross bridging loan?

The net loan is the cash available after the deductions included in this estimate. The opening gross loan includes the arrangement and broker fees plus retained interest where selected. Legal, valuation and other transaction costs are excluded so the amount you actually receive may be lower.

How are retained, serviced and rolled interest calculated?

Retained interest is calculated on the opening gross loan for the full term and deducted at completion. Serviced interest uses the same simple interest calculation but is paid monthly. Rolled interest is added to the balance each month so the next month’s interest is charged on that increased balance. This calculator compounds rolled interest monthly.

Which bridging loan fees does the calculator include?

It includes arrangement, additional broker and exit fees. Each is calculated against the opening gross loan. Arrangement and broker fees are assumed to be deducted from the advance. The exit fee is paid at repayment. Legal, valuation, administration and other transaction costs are not included. Enter 0 for any fee that does not apply.

How does loan to value change with rolled interest?

Opening LTV divides the opening gross loan by the current property value. End balance LTV includes compounded rolled interest but excludes the exit fee. Retained and serviced interest do not increase the end loan balance in this model. Lenders may assess leverage differently and any existing secured debt also needs to be considered.

Will repaying a bridging loan early reduce the interest?

It may do but the result depends on your agreement, minimum interest period and any early repayment charges. Retained interest refunds are also lender specific. This calculator assumes the full term runs. Ask the lender for a redemption figure before relying on an early repayment saving.

Does this calculator show the maximum I can borrow or a live rate?

No. It estimates costs for the figures you enter. The default monthly rate and fees are examples, not live offers. The maximum available depends on the lender, valuation, property, borrower and exit strategy. Use DealFunder’s free lender search to find potential matches. A shortlist is not a loan approval.
